We know that finding a new apartment—especially in Chicago—can be overwhelming. Between competing listings, landlord requirements, and fast-moving timelines, it’s a lot. That’s where we come in. BSG helps renters find the right space, navigate the process, and feel confident every step of the way. Here’s what you need to know:

How do I get started?
Start by filling out our quick renter intake form here. Once we know your budget, preferred neighborhoods, and move date, we’ll curate a list of rental options that match your needs and coordinate showings from there.

Do you charge a fee to renters?
Yes. As of 2025, renters are responsible for compensating their agent unless the landlord offers to cover it. In many cases, landlords still offer a commission to tenant agents—but it’s not guaranteed. If no compensation is offered, you would pay the fee directly, which we’ll disclose before scheduling any showings. A signed Tenant Representation Agreement is also required before we can begin touring properties.

What if I have credit issues or limited rental history?
That’s more common than you think. Some landlords are flexible, especially if you have strong income or a co-signer. We’ll talk you through the screening process and help you focus on listings where you’re most likely to be approved.

Can you help with relocation or virtual leasing?
Yes! We’ve helped clients moving to Chicago from out of state, overseas, or even just across town. We offer virtual tours, video walkthroughs, and secure digital lease signing—so you can lock in a place even if you’re not here yet.
